  • A Partnership Built for Progress

    A New Academic Hub Supports Growth and Collaboration

    Ocean County College and Kean University formed a strategic partnership to expand academic offerings and create new opportunities for students. In response, Blackney Hayes was commissioned to design the Gateway Academic Building, a 74,000 sq. ft. facility located at OCC’s main campus in Toms River, New Jersey. The new building brings together a broad range of spaces: computer labs, nursing labs and classrooms, lecture halls, administrative offices, conference rooms, lounges, and service kitchens; all designed to support learning, connection, and campus identity. A five-story atrium serves as the building’s centerpiece, welcoming students and offering natural light throughout.

    Smart Systems and Materials Shape a High-Performance Campus Anchor

    From geothermal heating and cooling to high-performance glazing and a super-insulated envelope, the building prioritizes energy efficiency and wellness at every scale. Recycled materials, low-VOC finishes, native landscaping with rain gardens, and responsive lighting systems contribute to a healthy, environmentally responsible experience. Throughout the building, generous student lounges, and a fifth-floor meeting room with ocean views, turning this into a true academic destination.
